so i did, i gave him notice on may 30th that i would be vacating the premises in middle of june since I got a second notice of trustee estate sale of the property end of may, i left on june 12th and ask for my security deposit back, he claims since i stayed till the 12th without paying for june's rent, that he will be deducting 12 days of rental value from the deposit, can he do that since he was the one that breached the contract?
